  • No. Traditional banks demand high occupancy; we do not. We actively fund vacant or highly distressed properties as long as the investor has a realistic, well-capitalized lease-up strategy.

  • For most commercial, industrial, and mixed-use properties, a clean Phase 1 ESA is required before funding to protect the integrity of the asset. Multi-family residential properties are evaluated on a case-by-case basis.

  • Yes. Similar to our Fix & Flip program, we can fund the initial acquisition and hold the CapEx funds in reserve, releasing them in draws as you renovate units and improve the building.
